TRAJAN INVESTMENTS, LLC New York, NY · Nov 2008-Present Vice President - Performed workout analysis on a 400+ unit failed luxury condo, office portfolio of 1.5m SF, apartment land loan, and 700,000 SF mixed use office / warehouse.
- Determined land collateral for apartment loan had residual value as an affordable housing property, found potential buyer and procured purchase contract at 16x value client expected to receive for property.
- Performed analysis for B piece holder of failed condo project with a goal to determine greatest NPV for note recovery through analysis of condo sale or lease up exit strategies. Project completed working with Wickapogue.
- Assisted equity holder of office portfolio to determine if workout deal presented by mezz lender would result in a positive IRR based on new capital injections required. Analyzed scenarios using Excel combined with Argus.
- Repaired excel model and ran scenarios for warehouse buyer, and aided with capital raising and deal structuring.
FIDES CAPITAL MANAGEMENT Vice President (Equity Sharing) · Apr 2009-Jan 2010 New York, NY / Los Angeles, CA - Primary role was capital raising. Presented fund strategy through meetings and conferences to numerous potential investor groups, including family offices, fund of funds, private wealth management groups, high net worth individuals, institutional investors, and others for capital raising efforts. Additionally, analyzed potential distressed debt transactions through market research, modeling, review of legal documents, and planning asset management strategy.

- Interacted with well over 150 potential limited partners, and personally sourced several of our most promising investor prospects.
- Lead for presenting fund strategy at an alternative investments conference where over 100 potential limited partners were present. Presentation led to several of our strongest investment and consulting leads.

WICKAPOGUE PARTNERS New York, NY · Feb 2007-Mar 2009 Associate (Equity Sharing) - Performed due diligence, financial modeling, legal document review, and asset management on 7 transactions totaling $65mm in leveraged value. Transactions spanned all portions of the capital structure and included origination of senior bridge and mezzanine debt, distressed debt acquisition, preferred equity and JV equity. Evaluated hundreds of other potential transactions spanning virtually all asset classes including market rate and rent stabilized multi-family residential, office, retail, hotel, self storage, warehouse and others.
- Selected Accomplishments:
- Developed a large contact base of sourcing relationships including commercial mortgage brokers and developers, and sourced numerous transactions, one of which was closed and represented 10% of funds invested capital.
- Clearly demonstrated grasp of downside underwriting and investment discipline as majority of portfolio is still performing despite being an 07 vintage fund.
- Successfully used interest rate derivatives to hedge against future risk on fund transactions

- Analyzed numerous note purchase transactions for fund acquisition and high net worth side-car transactions.
- Prepared investment memorandums for committee and assisted in creation of quarterly and annual reports.
- Assisted in the creation of a Private Placement Memorandum, Limited Partnership Agreement, Investment Overview, and accumulated a large database of potential investors including high net worth, family offices, institutional and fund of funds for fundraising.
ARCADIA LAND COMPANY Wayne, PA · Feb 2003 - Jan 2007 Project Manager - Obtained approval for and coordinated creation of a master plan for 12,500 residential units, 4.5 million SF of office / retail, and 1 million SF of light industrial by managing planners, engineers and other associated consultants. Responsible for all financial analysis, and created full pro forma excel model for transaction and all sub-issues (utilities).
- Selected Accomplishments:
- Released hundreds of acres of property for additional development and added over $100 million in deal value by determining that extent of mine subsidence impacts were minimal. Worked with insurance brokers and determined building standards to create a comprehensive subsidence insurance program to mitigate associated risks.
- Responsible for coordinating engineering and consulting firms to file a by-right plan for 187 unit development in advance of a potential zoning change. Then negotiated a successful re-zoning with the municipality that greatly improved development plan and led to 10 extra lots. Obtained preliminary and sewer approval for plan.
- Led internal effort to apply NPV analysis to optimize utility phasing to maximize partner IRR.
- Other Responsibilities:
- Conducted due diligence efforts including thorough analysis of environmental contamination, evaluated risk of potential contaminants, reviewed and negotiated title commitment, and helped manage deal closing process.
- Created full pro-forma excel model of initial deal structure which involved different partnership returns, product types and distribution triggers; modeled 3 possible utility deals for provision of sewer and water; modeled potential project sales; and modeled all initial development phases. Performed IRR, NPV, and scenario analysis.
- Other Arcadia Projects
- Sourced potential deals totaling 1200 units, one involving a highly complex former tank factory. Met with sellers to establish relationship and discuss deal terms. Managed due diligence and creation of LOI terms.
- Managed luxury condominium project in Wayne, PA. Oversaw due diligence efforts on project, creation of pro-forma, execution of Phase II environmental studies, planned cleanup process with DEP regulators, managed architects to create renderings and design building, and met with public officials to plan re-zoning strategy.
BUBBLE HOUSE LLC Philadelphia, PA · Aug 2001 - Jun 2003 Founder, Manager, Director of Marketing and Product Research - Organized opening of a restaurant in University City, Philadelphia, from conception through implementation; solicited and successfully acquired start-up financing, managed restaurant, purchased equipment to begin and maintain operations, and implemented marketing campaign that increased sales by over 400%.
